CONSTRUCTION CONCEPT:
The construction concept comprises two town houses, each composed of three floors (basement, first floor, second floor), which almost cover the entire surface area of the property (774 sqm), and a separable penthouse, which is disconnected from the lower units in structural and acoustic terms, with its own stairwell in the north. Details of the construction concept can be gathered from the floor plans and specifications. The concept of the two town houses, basement to second floor, is directly comparable to the property in Wendelsteinstraße 19- 19c, in Gräfelfing (see Gräfelfing object, tour possible upon appointment). The construction concept is based on an open architectural design using brick, wood and glass, with adaptable ground plans, optimal lighting conditions, circumferential balconies and pergolas. Upon request, the living room may include an atrium extending over two floors, room height 5.14 m, (town house 2). The spacious hobby area of one of the town houses (51.40 sqm), is also very light due to ribbon windows of 80 cm in height. The technical
installations such as a central vacuuming facility and laundry chute from the second floor to the basement are part of the
standard features found each unit of our objects.
ENERGY CONCEPT:
The energy concept is initially based on the use of passive solar energy in the transition period and in winter through the extensive insulating glass surfaces facing south, east and west. When the solar altitude is higher in the summer, the circumferential balconies and pergolas provide for the necessary shade of these glass surfaces. The passive use of solar energy conducts basic heat into the house at no extra cost. The alternative supply of energy (free of conventional heating means) is primarily achieved through the air-to-water heat pump, which, with the help of an inconspicuous garden appliance combined with the facility in each of the central heating systems, ensures the hot water supply all year round and the heating in winter (floor heating with low flow temperatures). The expected energy consumption/per town house amounts to about € 400/p.a. The above supply of energy via the air-to-water heat pump may be usefully optimized by a controlled air conditioning system with heat recovery (see specifications).
